Rosedale Gardens is Livonia's historic district, 1925–41 houses on Livonia-series clay loam. These are the oldest foundations in the city, and the work here is usually three things at once: mortar and crack repair, drainage at the footing, and a modern sump where there was never one.

Where: Plymouth Road and Merriman · Housing: 1925–41 houses · Mapped soil: Livonia-series clay loam

What contractors usually find in Rosedale Gardens basements

Which fix usually fits

Also on this site: sump pumps, crawl space. The contractor decides the scope at the house; these are the usual starting points, not a diagnosis of your basement.

Before you send the form

  1. Note whether the house ever had a sump; many here did not.
  2. Photograph crumbling mortar low on the wall.
  3. Mention whether the basement is finished.
  4. Have the build year handy.

Rosedale Gardens questions

Can I keep the original look and still waterproof?

Yes. Everything described here is done from the inside; the yard and the exterior stay as they are.

Is clay loam as bad as straight clay?

It drains a little better but still holds water against the footing after a multi-day rain. Drain tile is still the answer.

General notes from Census build eras, USDA map units and the city's own flood pages, not records of specific addresses. More on the Livonia facts page and the all-areas page.
