Crawl space waterproofing in Livonia

Updated October 19, 2026 · referral service, not a contractor

Livonia's crawl spaces sit under the family-room additions that went onto ranches in the 70s and 80s, and under the raised wings of the city's many split-levels and tri-levels. On the clay side of town they hold standing water in spring; on the sandy side they're dry but humid. Both send moisture into the floor above.

Split-levels and tri-levels

Livonia has a lot of them, especially from the 1960s. The lower level is a half-basement; the bedroom wing sits over a crawl. Water moves between the two through the block wall that separates them, so a drain-tile job in the lower level should tie the crawl into the same sump, and the crawl should get a vapor barrier at minimum. Ask that both be in the estimate.

Additions

A family room added onto a ranch usually got a vented crawl with a dirt floor and no drain. The vents let humid summer air condense on cold joists; the dirt wicks groundwater. Downspouts added for the new roof often dump right beside the addition's foundation.

Fixes

Grading and gutters

Extend downspouts, regrade along the addition. Often the whole fix on the sandy side.

Vapor barrier

Heavy poly over the soil, sealed at seams and up the walls.

Drain to sump

Perimeter drain in the crawl tied to the basement sump for standing water on clay.

Encapsulation

Reinforced liner, sealed vents, foam board, dehumidifier; the crawl becomes conditioned space.
