Crack and block wall repair in Livonia

Updated October 19, 2026 · referral service, not a contractor

Livonia's foundations are mostly block, so the serious "crack" here is the horizontal one a few courses from the top that means the wall is bowing under clay pressure, and the stair-step one at the corner that means the footing or the wall has shifted. Poured-wall cracks, found in post-1970 homes and in Rosedale Gardens' earlier concrete, are injected from inside.

Bowed block walls

The Pella, Livonia and Kibbie soils on the city's south and east sides swell when wet and freeze hard. Year after year that pushes on unreinforced block. The wall cracks horizontally at the pressure line and leans in; you may notice the paneling pulling away first. A contractor measures the bow. Under about an inch: carbon-fiber straps epoxied to the block, spaced along the wall. More than that: steel I-beams anchored to the floor and joists, or exterior wall anchors, and in bad cases excavation to relieve the pressure. Fixing the water outside (grading, drain tile) is part of every bow repair.

Stair-step cracks

Cracks that follow the mortar joints in a staircase pattern are movement cracks. Small ones from normal settling are repointed and monitored; wide or growing ones get a structural evaluation, since they can mean a footing problem on the clay side of town or washout on the sandy side.

Poured concrete cracks

Vertical shrinkage cracks are injected with polyurethane (flexible) or epoxy (structural) through surface ports; a few hours, no digging, usually warrantied. Tie-rod holes get sealed individually.

Rosedale Gardens and the pre-war houses

The 1925–41 houses in Rosedale Gardens and the scattered farmhouses that predate the subdivisions have foundations that need a careful look: early block with weak mortar, some poured sections, occasional stone. Repointing and parging are often part of the scope.

Cost

HomeGuide national averages: $250–$800 per injected crack; $2,000–$12,000+ to stabilize a bowing wall depending on method and length. Livonia quotes come from the contractor after measuring the wall.
